I would stand on an empty plot of land before I decided to acquire it for development, before the project was anything but a name and address on paper, thinking: what is the right thing to do here?

I used to believe my job as a property developer was simply building high-rise condominiums and landed properties at the right location.

I was wrong.

Every project my property development arm HCK Capital Group has developed started with the same nagging question: how do people actually want to live? Not just where – how.

That question changes everything. The layout. The funding. The sales pitch. Even the construction timeline bends around it. A project without a concept is just concrete. A project with a soul becomes a community.

That obsession gave my group’s projects that are anchored as education cities. Also, smart cities. And now, Tech & Trees at a few prime locations – homes where nature and technology finally stopped competing for space.

With about 8 new projects to be launched in the remaining months of 2026 and the whole of next year, a lot of strategic thinking has to be put in achieving the end results we have mapped out. The total gross development value (GDV) of HCK’s ongoing and upcoming projects adds up to over RM15 billion, and that’s an awful lot of properties to build and sell in the next 3 to 8 years.

This doesn’t include new projects that will inevitably be added onto the list as we continue to source for new land acquisitions and joint ventures . So, we have to do the right things and get things right from the beginning till the end of each phase.

Lately, I’ve been losing some sleep over a new idea: health as a project’s main theme.

Homes that quietly watch over you. Towers and townships built around wellness hubs instead of just retail lots. Every home installed with enough tools, devices and resources that monitors your health and keeps you well – not just sheltered. Longevity and healthspan will be the main thrusts of those condominiums and landed houses.

Good development creates good comfortable space. Great development creates great innovative value.

I’m always eagerly chasing great.
