We have just obtained development approval for one of the biggest development projects to be launched in Ipoh, Perak this year.

It is a joint venture with Energiser Properties Sdn Bhd, known as a well established and reliable developer in Ipoh, and the project has a gross development value of about RM550 million.

Situated at Menglembu, it will comprise of shoplots, apartments, residential houses, a hospital and an educational institution. The entire 60-acre development will be surrounded by a large and growing population of Menglembu and the city of Ipoh itself.

It is located along the Lumut-Ipoh highway and is 15 minutes’ drive from Ipoh town centre and about two hours’ drive from Kuala Lumpur. There are a lot of greenery and hills in the background, with the fresh mountain breeze coming in from the Kledang Range.

The construction of the entire project will take about 3 to 4 years and the response has been very good at the sales launch of the 1st phase, comprising mainly shophouses and commercial units last week. Almost all the units have been sold, each with a price tag of more than RM1.2milion.

Within Klang Valley itself, my development company has a few other major projects being planned or implemented. We should be launching (or buying en bloc) projects with a gross development value of more than RM2 billion by the end of next year.

What started as a side and part-time business several years ago has grown into a mini giant organisation. I am glad to be able to entice a strong management team from major public-listed development companies to manage my long list of development projects.

Branding is just as important in the building and selling of properties, and I hope to build up a brand that will be on par with the big players, in the years to come.
